Arada Sells Key Penthouse at $1.4B Dubai Wellness Hub

Arada has successfully sold a prominent penthouse within its $1.4 billion wellness-focused development in Dubai, signaling strong demand for luxury real estate centered around health and well-being. The sale highlights the appeal of integrated lifestyle communities that offer residents wellness amenities, premium design, and a high standard of living. This milestone reinforces Dubai’s position as a leading destination for upscale, wellness-oriented living spaces and marks a significant achievement for Arada in the luxury property market.

Sharjah-based real estate developer Arada has revealed the sale of "The Observatory," a flagship penthouse within its newly launched wellness-centered luxury residence project, Akala, located at Dubai International Financial Centre (DIFC). This AED5 billion ($1.4 billion) development marks a major milestone in the region's branded residential market.

The penthouse, priced at AED125 million ($34 million), stands among the top 10 apartment sales in Dubai for 2025, highlighting the growing global investor interest in the Akala project.

Occupying the top two floors of one of Akala’s 220-meter twin towers, The Observatory boasts sweeping, uninterrupted views of landmarks including the Burj Khalifa, Downtown Dubai, DIFC, and Zabeel.

The six-bedroom residence features unique architectural elements, such as a spacious Grand Room designed to maximize the views, separate public and private areas, an in-house art gallery, and a rooftop terrace equipped with a private pool and jacuzzi, according to Arada.

With a total area of over 23,000 square feet, The Observatory is not only the largest apartment ever sold in DIFC but also the biggest residential unit sold in Dubai in 2025.

Arada’s Group CEO, Ahmed Alkhoshaibi, emphasized that Akala represents a pioneering concept in wellness-based living, offering properties that prioritize long-term health and intelligent design. He noted that the record-breaking sale of this penthouse highlights increasing demand for real estate built around wellness principles.

He also pointed out that achieving such a high sale price for a non-waterfront property is a testament to Akala’s prime location, exceptional quality, and strong brand identity.

Nestled between Index Tower and Central Park Towers, Akala is built on a wellness-focused model that incorporates cutting-edge diagnostics, therapeutic performance programs, and premium hospitality services to deliver tangible health benefits.

The Akala complex features 534 branded residences and an ultra-luxury five-star hotel, all of which include integrated wellness systems such as air and water purification, circadian lighting, organic bedding, and smart climate control. Residents will also enjoy access to over 13,000 square meters of shared facilities, including a medical-grade wellness center, a spa, a high-performance gym, studios, and the signature Akala Spa.
