Global Real Estate Investment Is Becoming More Transparent 

Global real estate markets are entering a more transparent era as governments, investors and technology companies improve access to property data, transaction records and regulatory information. A 2026 JLL report found that two-thirds of global markets improved their transparency over the past two years, while transaction volumes in the world’s most transparent markets rose 64%. Digital land registries, artificial intelligence, better energy data and stronger regulations are changing how investors assess risk, compare markets and allocate capital across borders. 

The global real estate industry is becoming increasingly data-driven, with better access to property information helping investors assess opportunities and risks more effectively.

According to JLL’s 2026 Global Real Estate Transparency Index, two-thirds of markets improved their transparency over the past two years. Transaction volumes in the world’s 13 most transparent markets also increased by 64%, highlighting the growing importance of reliable information for global investors.

Digital technology is a major driver of this change. Online property records, transaction data, artificial intelligence and improved market databases are making real estate information faster and easier to analyze. More than 90% of occupiers and investors now use AI tools, according to JLL.

Asia-Pacific is also making progress, with India, Vietnam, South Korea, Australia and Thailand among the markets showing notable improvements. India’s expanding digital infrastructure, property data availability and REIT market are contributing to this progress.

Transparency is also moving beyond property prices. Investors increasingly need information about energy use, climate risks, infrastructure, operating costs and regulatory requirements. This is particularly important for growing sectors such as data centers and other alternative real estate assets.

Despite the progress, transparency remains uneven across global markets. Differences in regulations, property records, ownership information and data availability continue to affect how easily investors can evaluate opportunities.

As technology and regulation continue to improve, transparency is becoming a more important part of global real estate investment. For investors, understanding not only the value of a property but also the quality of the information behind it is increasingly essential.
